Step 1 - Understanding your needs

We first seek to understand you… and your specific circumstances as a seller. During this initial meeting we will also outline the remainder of the selling process.

Step 2 - Preparing your home

Preparing your home for sale is essential. Components to preparation include ordering certain reports, disclosing certain information, making certain repairs, and how to best stage your home. We help you choose which of these are important or necessary as well as provide the greatest value in positioning your home to receive the best price. We want to present your home in the best light possible.

Step 3 - Pricing your home

We will discuss important market information including paying careful attention to first your personal needs and your selling time frame. We then understand the overall local market conditions and comparative properties in order to establish a strategic pricing structure. We can also prepare a Pro-Forma "Net Sheet" that allows you the seller to get an idea of what different sales amounts will potentially "net" you at closing (these are NOT hard and fast numbers but are useful to get an idea of a possible final number).

Step 4 - Marketing your Home

Our cutting edge MARKETING PROGRAM program has over twenty distinct components and combines the best components of the different forms: print, online advertising, social media, e-portal, targeted Google Search ads placement and more.

Step 5 - Negotiating the sale

When an offer(s) is received we help you analyze each offer and guide you through the negotiation phase protecting your best interests.

Step 6 - Monitoring the sale

In California, virtually all real estate transactions include Title and Escrow companies. These are neutral third parties that are included in the transaction from the time the purchase agreement is accepted until title is transferred to the buyer. Escrow is a temporary deposit of assets, such as funds and documents that are handled with a neutral third party. This third party contributes to the management of finalizing the transaction. Monies are released and title is transferred only after the conditions of the contract between the Buyer and Seller have been met.


Closing Costs:

Loan payoffs, inspection fees, tax pro-rations, transfer taxes, any judgments and liens, recording fees, notary fees and any other negotiated items are all costs that will vary depending on the sales contract.

Real Estate Commission:

Typically the commission is negotiated between the seller and the seller's agent and is not fixed by law. Commission amounts are usually divided among the Seller's agent's Brokerage, the Seller's agent, the Buyer's agent's Brokerage, the Buyer's agent and any referring agents. Commissions are usually paid at the close of escrow from the Seller's proceeds.

How long is an escrow?

30 to 60 days is the typical time that it takes to close escrow. The length of an escrow is determined by the terms of the purchase agreement and the time required to remove contingencies according to the contract. This includes the time necessary to secure funding by the buyer and satisfy the lenders requirements.
